Under and by virtue of the Power of Sale contained in a Security Deed given by Joseph Carl Butler to Mortgage Electronic Registration Systems, Inc., as grantee, as nominee for Rocket Mortgage, LLC, FKA Quicken Loans, LLC, its successors and assigns dated October 4, 2021, recorded in Deed Book 524, Page 213, Emanuel County, Georgia Records, as last transferred to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC by assignment recorded in Deed Book 583, Page 458, Emanuel County, Georgia Records, conveying the after-described property to secure a Note in the original principal amount of FIFTY-THREE THOUSAND SEVEN HUNDRED TWENTY-FOUR AND 0/100 DOLLARS ($53,724.00), with interest thereon as set forth therein, there will be sold at public outcry to the highest bidder for cash before the courthouse door of Emanuel County, Georgia, or at such place as may be lawfully designated as an alternative, within the legal hours of sale on the first Tuesday in October, 2025, the following described property:

The debt secured by said Security Deed has been and is hereby declared due because of, among other possible events of default, failure to pay the indebtedness as and when due and in the manner provided in the Note and Security Deed. The debt remaining in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Security Deed and by law, including attorney’s fees (notice pursuant to O.C.G.A. § 13-1-11 having been given).
Said property will be sold subject to any outstanding ad valorem taxes (including taxes which are a lien, but not yet due and payable), the right of redemption of any taxing authority, any matters which might be disclosed by an accurate survey and inspection of the property, any assessments, liens, encumbrances, zoning ordinances, restrictions, covenants, and any matters of record including, but not limited to, those superior to the Security Deed first set out above. A Settlement has been preliminarily approved by the Superior Court of Emanuel County, Georgia in the class action lawsuit (the “Lawsuit”) listed above. If the Settlement is approved by the Court at or after the Fairness Hearing described below, Emanuel County has agreed to create an Aggregate Refund Fund in the amount of $650,000.00. Individual Class Member refunds will be calculated pursuant to the terms of the Unopposed Judgment on Aggregate Refund Fund and Order (the “Judgment”).
You are a member of the Class if you are or were an owner of property and paid Fire Fees to Emanuel County on or after April 3, 2020 through the date of Execution of the Court’s Order and Judgment per The Emanuel County Fire Protection and Rescue Services Fee Resolution, adopted and effective September 17, 2018.
A Final Approval Hearing will be held on November 5, 2025 at 10:00 a.m. at the Emanuel County Courthouse to determine among other things: (1) whether to finally certify the Settlement Class; (2) whether the proposed Settlement should be granted final approval; (3) whether Class Counsel’s request for an award of attorneys’ fees, expenses and service award to Class Representative should be approved; and (4) whether final judgment should be entered. If no objections are filed, the Court may elect to hold the hearing telephonically or virtually.
If you are a member of the Class as defined above, your rights may be affected by the proposed Settlement as set forth in the Judgment. You do not have the right to exclude yourself from the Settlement in this Lawsuit, but you do have the right to object in writing. NOTICE OF DETOUR APPROVAL P. I. 0020324 EMANUEL COUNTY
Notice is hereby given that the Georgia Department of Transportation has approved the use of and the routing of a detour for this project.
The date of detour approval is: September 17, 2025
The proposed project replaces an existing bridge located northeast of Twin City, on CR 459/Friendship Church Road over Fifteen Mile Creek with a 200 feet-long and 30 feet-wide bridge. The project’s approximate length of construction is 0.14 miles, with 11 feet of lanes and 4 feet of shoulders. The bridge will be constructed along the existing alignment while traffic is maintained using an off-site detour.
The off-site detour will be in place for the 9-month construction duration. The total detour length is 13.1 miles, with a net detour length of 5.5 miles. The detour will utilize SR 121, US 80, and SR 33/North Railroad Avenue.
